2452 Bloor Street West is a new mixed-use condominium development currently in pre-construction at 2442-2454 Bloor Street West and 1-9 Riverview Gardens in Toronto, Ontario by Plaza. The proposal consists of a 14-storey residential building with a total of 244 dwelling units designed by Quadrangle Architects Ltd.
2452 Bloor Street Condos is located at the northeast corner of Bloor Street West and Riverview Gardens. This new development proposal will replace the Humber Cinema located in the Bloor West Village area since 1948. The proposal will see this "entertainment landmark" to be soon demolished and redeveloped into a new 14-storey (54 metres in height) mixed-use building with ground floor retail space fronting onto Bloor Street West. Entrance to the residential building is located along Bloor Street West. This building will take on a "U-shaped courtyard layout with the courtyard (outdoor amenity space) facing the rear of the site". Total residential gross floor area is 23,626 square metres and total retail gross floor area is 4,969 square metres. Total proposed units is 244 located on floors two to fourteen of which 90 will be one-bedroom units (4 one-bedroom units and 86 one-bedroom plus den units), 129 will be two-bedroom units (60 two-bedroom units and 69 two-bedroom plus den units) and 25 will be three-bedroom units. There is a total of 331 proposed vehicular parking spaces proposed in the four-level underground garage of which 252 will be for residents of the building, 19 will be for residential visitors and 60 will be for retail use. There are also 273 proposed bicycle parking spaces of which 222 will be for residents of the building, 26 will be for residential visitors and 10 will be for retail use.

2452 Bloor Street West Condos will have 504 square metres of proposed indoor amenity space located on the second floor and 574 square metres of proposed outdoor amenity space.
2452 Bloor Street West is located in the Old Mill neighbourhood right beside the Bloor West Village neighbourhood. The Old Mill community has a lot of parkland and available recreational activities ideal for families.
